Multifamily development isn’t what it was a few years ago. Interest rates are high, capital is tight, and construction costs remain unpredictable. Even strong sites with solid fundamentals are taking longer to underwrite, fund, and close. As deals stall or fall apart, already lean development teams are being asked to do more with less. Hiring is frozen, budgets are shrinking, and the pressure is only growing
One thing that hasn’t changed is the amount of data that is available. From third-party data platforms to property management reports to scraping rent comps off websites, there’s no shortage of information. But more often than not, the sources don’t align, and digging through them to figure out what’s real, current, or relevant can be a full-time job in itself.
That’s why I started Scholhamer Research & Advisory. I want to fill the gap between generalized market data and the real-world strategy needed to move a project forward. This isn’t about producing more reports; it’s about providing useful, contextual insight and hands-on support that fits into the way developers, investors, and operators actually work.
I offer two core things. First, I provide custom, project-specific research, including market surveys, feasibility studies, rent positioning, and pitch decks that go beyond comps to tell the story behind the numbers. Second, I step in as a fractional development associate, offering real support on strategy, modeling, design coordination, and internal communication, without the cost or commitment of a full-time hire.
I’m not just here to interpret data. I’m here to help make it meaningful, to pressure-test the assumptions, and to lighten the load for teams doing more with less. Whether it’s a single project or ongoing pipeline support, my goal is to be a trusted extension of your team—someone you can call when you need insight, clarity, or just an extra set of hands.
